LEGAL DISCLAIMERS

Consumer Information and Real Estate Advertising — NOM-247-SE-2021

1. PRICES AND ADDITIONAL COSTS

Advertised prices represent the property’s cash purchase price unless otherwise expressly stated.

Closing costs, property acquisition taxes, notary fees, registration fees, appraisals, and, when applicable, mortgage financing expenses are not included in the advertised price unless expressly specified.

For financed purchases, the total cost will depend on the applicable loan terms, interest rates, commissions, and other charges established by the financial institution.

Properties advertised in foreign currencies must also display their corresponding price in Mexican pesos (MXN), in accordance with applicable Mexican regulations.

2. FURNITURE, DECORATION, AND EQUIPMENT

Furniture, decorative items, artwork, accessories, and other objects appearing in photographs or promotional materials may be shown for illustrative purposes only.

Their inclusion in the property sale will depend on the specific terms of each listing and must be expressly documented in the accepted purchase offer and corresponding agreement.

3. PRICES AND AVAILABILITY

Property prices and availability may change before the formal acceptance of an offer or the execution of a binding agreement, subject to applicable marketing and contractual conditions.

ZONA SAN MIGUEL REAL ESTATE makes reasonable efforts to maintain accurate and updated property information. However, prospective buyers are encouraged to confirm current prices, availability, and specific terms before submitting an offer.

4. PAYMENT METHODS AND FINANCING

Property purchases may be completed using personal funds or, when permitted by the seller and applicable to the property, through mortgage financing provided by banks or authorized public financial institutions.

Acceptance of financing is subject to the specific conditions of each property, the seller’s approval, and the lending institution’s credit authorization.

5. PHOTOGRAPHY AND DIGITAL REPRESENTATIONS

Photographs and visual materials are intended for informational and real estate marketing purposes.

Some images may include professional digital enhancements to lighting, color, perspective, or presentation, as well as virtual furniture placement (virtual staging) to illustrate potential interior layouts and design possibilities.

Such representations should not be interpreted as actual modifications to the property’s physical characteristics, dimensions, installations, or condition.

Images containing virtual elements that could reasonably be mistaken for existing property features will be identified accordingly.

6. PROPERTY INFORMATION AND SPECIFICATIONS

Property dimensions, floor plans, architectural features, installations, utilities, and legal conditions should be verified through the appropriate documentation and, when applicable, professional inspections, surveys, appraisals, and legal due diligence.

Information provided in advertisements and property listings does not replace the technical, legal, or documentary verification recommended before entering into a real estate transaction.

7. ADHESION CONTRACTS AND PROFECO REGISTRATION

When a transaction is subject to an adhesion contract registered with Mexico’s Federal Consumer Protection Agency (Procuraduría Federal del Consumidor — PROFECO), the corresponding registered contract will be made available to the consumer, including its registration number, registered party, and applicable terms.

[Insert the verified registration details of the applicable contract, including its registration number and registered legal entity.]

9. AGRARIAN PROPERTY REGIME — WHERE APPLICABLE

This disclosure applies exclusively to properties subject to an ejido, communal, or other legally recognized agrarian land regime.

The property is subject to an agrarian land ownership regime. Accordingly, any transfer of rights must comply with Mexico’s Agrarian Law (Ley Agraria) and all other applicable legal requirements.

The nature of the rights being transferred, the legal capacity of the parties, required authorizations, and any applicable procedures before the National Agrarian Registry (Registro Agrario Nacional — RAN) must be verified before entering into a binding agreement.

The transfer of agrarian rights does not necessarily constitute the acquisition of privately titled real estate or guarantee immediate eligibility for notarized title registration.
